WORK SCHEDULE: Tuesday:7:00 AM 6:00 PM Wednesday:7:00 AM 6:00 PM Thursday:7:00 AM 6:00 PM Friday:7:00 AM 6:00 PM CLASSIFICATION: W-2 hourly COMPENSATION RANGE: Compensation for this position ranges from $20.00 to $30.00 per hour, and is commensurate with experience, expertise, verified credentials, and available company budget. BENEFITS PACKAGE:Eligible ANTICIPATED TRAVEL: 50% of the time. You will use a company vehicle. There is no additional compensation for travel. SUMMARY OF POSITION RESPONSIBILITIES The Maintenance Department Supervisor is responsible for the supervision of maintenance staff and acting as the foreman on residential construction projects. The role includes overseeing field operations, ensuring timely completion of tasks, maintaining high standards of safety and quality, and ensuring all project activities and status updates are documented in CompanyCam. This role directly supports the Operations Manager 1 and plays a key leadership function in daily operational execution and documentation accuracy. SCHEDULED DUTIES AND RESPONSIBILITIES: Supervise and coordinate the daily tasks of maintenance technicians and field labor. Lead and manage on-site construction crews, acting as site foreman for residential construction projects. Coordinate schedules, monitor progress, and ensure that projects are completed on time and within scope. Conduct routine inspections and implement quality control standards for all property maintenance and construction work. Document all work and status updates consistently in CompanyCam, including uploading progress photos, assigning tasks, and noting issues. Train field staff on documentation protocols and ensure compliance with CompanyCam requirements. Communicate regularly with the Operations Manager 1 regarding project timelines, resource needs, and field activity updates. Participate in weekly check-ins and planning meetings. Maintain inventory of tools, materials, and equipment used across sites. UNSCHEDULED DUTIES AND RESPONSIBILITIES: Respond to after-hours maintenance emergencies on a rotating on-call basis. Cover management responsibilities during the absence of the Operations Manager or Facility Director. Participate in unplanned inspections, compliance audits, and emergency response drills. Assist with special projects or other duties as assigned by Operations Manager 1. Prepare and submit scopes of work to the Office Manager to obtain competitive subcontractor quotes in alignment with company protocol, and do not participate in the quote process to avoid conflicts of interest. Oversee the work of subcontractors and staff to ensure all work is performed in a professional, workmanlike manner. Conduct site visits as needed, develop project estimates, and oversee completion of approved work; you may participate in obtaining subcontractor quotes for these projects, provided all company profit margin requirements are met. Supervise subcontractors and staff to ensure all work meets company quality and workmanlike standards. COMPETENCIES AND SKILLS: Strong leadership and team coordination abilities Knowledge of residential maintenance and construction practices Project documentation and progress tracking (CompanyCam proficiency preferred) Ability to read and interpret work orders, plans, and specifications Excellent organizational, time-management, and communication skills Ability to work independently and prioritize multiple tasks Conflict resolution and mentoring capabilities Proficiency with basic mobile technology and apps used for field documentation LEVEL OF EDUCATION / TRAINING / QUALIFICATIONS: High school diploma or equivalent required; technical or trade school certification preferred 35 years of experience in maintenance or construction supervision Valid drivers license and reliable transportation Familiarity with CompanyCam or willingness to learn quickly OSHA certification or knowledge of safety standards a plus
